Client Situation

This was their first home, they owned it for 20 years, however it was being leased out by family members. The family members worked in construction and remodeling and they paid only $800 for rent, all carpet was worn down, walls had holes, the house was infested with roaches and rats. Property needed some work but still livable.

Challenges

We needed to vacate the tenants in order to prepare the home and sell it.

They did not want to move at first since they did not pay much on rent and wanted to continue leasing.

  • Removed all carpet, replaced broken doors, completed a full-week extermination, hired professionals to deep clean, and addressed all non-functional items

Outcome

They sold the home and made enough equity to pay off their current mortgage at the time. We negotiated seller concessions, no repairs completed and since I lived in the neighborhood I was able to host open houses and put the word out for this property. Home never flooded, located in a well established neighborhood and easy access to beltway 8 and 59.
